Why Purchase a Home in the First Phase of a New Construction Community

by Shawanda Robinson

My clients are often interested in new construction homes in the DMV; therefore I am a new construction expert! I encourage my clients to purchase in the first phases of a new home community if possible.  Many of my clients have purchased in the first phase of a new community and have had 50K+ in equity by the last home was sold.  These communities are building over a year or two at least!  Your home can certainly be worth more than your neighbor’s very quickly in this scenario!  Below are more reasons to buy in a brand new community.

1. Best Pricing:

   - Early buyers often benefit from the lowest prices, as developers frequently offer discounts to attract initial buyers.

   - As the community develops and demand increases, prices tend to rise.

2. Customization Options:

   - First-phase buyers typically have more choices in customizing their home’s features, finishes, and layout.

   - You can select the best lot locations, views, and proximity to amenities.

3. Investment Potential:

   - Homes purchased early in a new construction community can appreciate in value as the community grows and becomes more established.

   - Early buyers may see a higher return on investment compared to those who buy later.

4. Modern Amenities and Infrastructure:

   - New construction communities are designed with modern amenities and infrastructure, including energy-efficient systems and smart home technology.

   - These features can lead to lower utility bills and increased convenience.

5. Community Development:

   - Being among the first to move in allows you to help shape the community culture and establish relationships with neighbors.

   - Early residents often have a say in how the community develops and what additional amenities may be added.

6. Warranty and Builder Incentives:

   - New homes come with builder warranties, giving you peace of mind regarding potential repairs or issues.

   - Developers may offer incentives such as closing cost assistance or upgrades to entice early buyers.

7. Less Competition:

   - Buying in the first phase means less competition from other buyers, allowing you to secure your preferred home and lot without bidding wars.

By considering these points, you can make an informed decision about purchasing a home in the first phase of a new construction community and benefit from the various advantages it offers.
